Josh Parker is the Founder, Chairman and Chief Executive Officer of Ancora, a real assets investment manager focused on long-term partnerships with universities, health systems and other anchor institutions. He chairs Ancora’s Board of Directors, serves on the firm’s Investment Committee, and leads firm strategy, capital formation, investment priorities, governance and institutional partnerships.

Josh is recognized for his work at the intersection of higher education, real assets, innovation districts and place-based economic development. Over more than two decades as a real estate entrepreneur and investment executive, he has led development and investment activity totaling more than 5 million square feet and more than $4.5 billion in value. His experience spans adaptive reuse, urban redevelopment, life sciences, mixed-use development, university-leased real estate, venture and entrepreneurship initiatives, and public-private partnerships.

Josh began his real estate career in Durham, North Carolina, where his work helped shape his view that anchor institutions can be powerful engines of research, talent, housing and economic growth when real estate capital is aligned with institutional mission. He contributed to major adaptive reuse and mixed-use projects in Downtown Durham, including West Village and The Chesterfield. At Cortex Innovation Community in St. Louis, he served as market lead, helping advance the master planning and development of one of the country’s most recognized university-anchored innovation districts.

At Ancora, Josh focuses on scaling institutional capital solutions for the next generation of university and anchor-institution infrastructure, with an emphasis on durable partnerships, disciplined governance, mission alignment and long-term value creation. He is an active voice on real estate, higher education, capital formation and tax policy, including through national policy forums and published commentary.

Josh chairs The Real Estate Roundtable’s Tax Policy Advisory Committee and serves on the Council on Competitiveness Executive Committee and the Board of the National Academies Government University Industry Philanthropy Research Roundtable. His civic and nonprofit service includes the North Carolina Central University Foundation Board, where he serves as Treasurer; Vice Chair of the Williamstown Theatre Festival Board of Trustees; The Duke School; the Urban Land Institute’s University Development & Innovation Council; and the Economic Club of Washington, D.C.

Josh earned a Bachelor of Science in Finance from North Carolina Central University.
